Alternative Service

A landlord may serve the evictions notices.  If no one answers the door service may be accomplished by posting and mailing.

This is not true of the summons and complaint.  The landlord may not serve the pleadings and the pleadings must be served personally.  RCW 59.12.080.

There is an exception in residential tenancies if the tenant cannot be served personally.  If after diligent attempts the landlord cannot personally serve the tenant the court may authorize service by posting and mailing.  RCW 59.18.055. 

The summons must then be answerable no less than nine days from the date of service.  Also, the landlord may not obtain a money judgment.
