All tenants in Seattle must be provided a copy of the tenant information pamphlet.  The pamphlet summarizes Washington as well as local Seattle landlord-tenant law. 

A landlord should always have the tenant sign acknowledgment of receipt of the packet. 

The packet is available from the Seattle Department of Design, Construction and Land Use.    Failure to provide the packet may give the tenant the right to terminate the lease and sue the landlord for a penalty of $100.00, actual damages, reasonable attorney fees and costs.  SMC 7.24.090.
