A Washington month-to-month tenancy may be terminated by notice of either party at least twenty days in advance. The notice to terminate tenancy is often nicknamed a 20 day notice. This causes confusion. The date of termination is not twenty days from the current date. The date of termination must the last day of a rental period, usually the last day of the month, and must be served at least twenty days in advance.

In Seattle the landlord must also comply with the just cause eviction ordinance.
