Will my Renter’s Ins. that doesn’t discriminate against Pit Bulls override my landlord’s policy that does?
I’m trying to rescue a Pit Bull. My renter’s insurance policy doesn’t discriminate against any breeds (kudo’s to them!!!) and will cover any damage caused by the dog if anything ever happens. Does my policy override my landlords homeowners policy that says “Breeds of Concern” (which includes Pits) are not allowed?
Would signing a legally-binding contract releasing any and all liability for the landlords work?
I guess I need an attorney…
Sorry but no, your landlord owns the property so their policy trumps the renters insurance.
Sorry but your SOL on this one
You won’t get anywhere with an attorney because the landlord is not being discriminatory. His homeowners policy does not allow coverage for “Breeds of Concern” and therefore if he allows you as a renter to have such a breed, his homeowners insurance is cancelled and will not be renewed. You don’t own the property he does and if any damage or anyone gets bit and they are on his property he could be held responsible along with you the owner.
No, it won’t work signing a contract that releases liability because the homeowners Insurance company will not accept it and I don’t know any homeowner that is going to a renter to lose their policy.
Nope, you landlord has every right to discriminate against cat and dogs unless you can prove the dog is a service dog.
Sorry.
