why do I have to use a rental agreement prepared by a qualified attorney/Legal Forms?

or can I just make my own?

what’s the difference if I am the landlord and make up my own agreement or use a legal one?

some that I find here online are state specific .
what happens if I just change some things to a legal one I have already bought?

    You can do this but make sure they are specific to your state. Also make sure they are fairly recent. You can change it also, but make sure your changes don’t violate state or local laws.

    You are not legally required to use one created by a lawyer but it is best to do so. If you do not know the laws properly you could accidentally take out something that is required or add something that is illegal. You certainly have every right to do that. You are just taking big risks if you do.
